Why do Orange County homes listings expire and not sale?

Why do Orange County homes listings expire and not sale?  Especially in one of the hottest markets in recent history?

We've all heard of a home that did not sale for one reason or another. In today's hot sellers market we've compiled a list of 5 reasons why a home might expire and not sale. While it can be frustrating when your home is not sold, especially when others seem to be selling in record time.  There is hope, any home can be sold.  That is right; any home in any condition in any location can be sold.  Some would argue that location would be a factor, keep in mind you cannot change the location of a home; you can however control all of the five items I am about to list below.  Below are the top 5 reasons I have compiled after 14 years of helping home owners get their properties sold that could not.

Reason #1 - Price. While not always the case, price is usually the #1 reason a home does not sale. There are other circumstances that cause a home to expire but if a home is not properly positioned amongst its competing properties then it could sit while the others are sold.  Let me say that again as this is a very important point.  If your home is not properly positioned amongst competing properties, they could sell and yours might sit unsold.  It is imperative that your real estate agent analysis the competing properties and not just the recent sales.  Sold properties are what happened in the past, competing properties are forward looking and shows us where pricing is heading which could also be up.

Reason #2 - Condition. The condition of your home will also determine if a buyer decides to take a look at it and also write an offer.  Everything starts with the photography; your home must be neat, clean and properly staged before taking any photographs so that when those photographs are posted on the internet, on the mls and on all the print advertising such as the newspaper and property brochures that a buyer looking at them is called to want to see your home in person.  Most buyers eliminate quite a few homes by the photographs and condition before ever making the decision to see a home in person.  We need to get as many buyers to see your home in person in order to get as many offers as possible on your property.

Reason #3 - Accessibility.  Have you every heard the term "The path of least resistance"?  Most real estate agents would like to show the easiest home to show to their buyers.  The easier we make it for them to see your property the more showings you will have and the more offers you will get.  Having a lockbox and allowing showings during normal hours will increase your showings.  If a lockbox is not an option then having a seller controlled lockbox (one you decide to set outside for appointment only agents) will be a close alternative.  Also have a great listing agent that has a team who can show properties with very little notice will make it easy on buyers agents as well. The point is, if a buyers agent feels showing your home will not be too difficult to show then you will have more showings which could lead to more offers on your home.

Reason #4 - Commission.  Real estate agents get paid when they sell and close escrow on your home.  The average agent in Orange County does not sell too many homes (when you divide the total home sales in Orange County in a year by the amount of agents in Orange County the number is extremely low). Hiring a listing agent that knows what commission to offer to the buyers' agents and can explain to you exactly why and how that will increase your showings which in turn might increase your offers is of utmost importance.

Reason #5 - Exposure, massive exposure and marketing.  This is where your listing agent must be a master at marketing both online and offline.  Online meaning the internet, the MLS all digital marketing - the vast majority of buyers are searching the internet first and have a very short attention span.  There are thousands of websites competing for their eyes; your agent must know exactly which websites will get your home the most amount of buyers looking at it.  Remember from point #2 above, if the photographs are great then your chances of that buyer picking up the phone to schedule an appointment is even greater.  Offline marketing includes property brochures, newspaper advertising (yes internet advertising is where most buyers begin their search but...) which is still very important to be utilized to gain buyers attention, strategic marketing to the most likely buyer through the mail and other avenues of print marketing will help increase your homes exposure to all the potential buyers in your market looking for a home like yours at the time your home is available for sale.

The Orange County Real Estate Housing Inventory is Increasing | Spizzio

The Orange County Real Estate Housing Inventory is Increasing, will the multiple offers begin to subside?

Week after week the inventory of homes for sale throughout the Orange County marketplace has been increasing slightly. Typically the highest buyer demand is in the spring and lowering in the summer.  Normally the summer is the largest increase in inventory as sellers put their homes on the market and plan for their moves. 

As of today May 23, 2013 the inventory level of Orange County real estate was 3,891 of all types of property for sale. Single Family Homes were 2,724 and condos/townhomes were 1,014. 

Sellers who need to sell should consider acting fast and putting their proeprty on the market before the inventory continues to climb. It is estimated that our inventory level will break the 4,000 mark in approximately 10 days from today.

Buyers who might have held off due to the comptetion of multiple offers might find themselves in a better position now and as we head into the summer months.  Interest rates are still extremely low making this summer a prime opportunity to purchase a home.

Distresses sellers in Orange County trying to sell their homes represent less than 5% of all properties for sale.  Foreclosures continue to decline and as of today there were only 51 homes for sale the were REO or Bank Owned. Short Sales also followed in the foreclosures path and now represent only 119 properties available for sale throughout the OC marketplace.

The question remains to be seen if multiple offers start to decline on available homes for sale, speaking to agents there is a feeling that homes are not selling as quickly as they were just 1 month ago.  We will keep you updated as we head into June.

Our search results while searching the Orange County MLS today showed a total of 3,328 properties for sale in the County of Orange.


2,349 are Single Family Residence

7,65 are Condo and Townhouse

215 are other, which can include manufactured homes, cabins, lofts, studios and other property types.

 

Inventory levels have remained low resulting in many properties receiving multiple offers and offer above the listing price.  While multiple offers are being received it is important to present your home in the best possible condition in order to net the highest price in the shortest amount of time.
